The development will consist of the retention and refurbishment of the Co-Op Store buildings, to create a retail unit (429sqm including plant and store) on the lower ground floor including new illuminated shop frontage on Patrick Street with new pedestrian access to 2 no. 3 bed and 1 no. 2 bed dupex units to be accommodated on the first and second floors, annotated as "Block A" in the accompanying documentation.The development will also consist of the demolition of existing extensions to the rear of the Co-Op Stores and the construction of 2 no. 3 storey residential blocks, annotated as Block "B" and Block "C" located with the curtilage of the Protected Structures. Block "B" comprises of 3 no. 1 bed apartment, 3 no. 2 bed apartments and 3 no. 3 bed apartments. Block "C" comprises of 9 no. 2 bed apartments.In total 21 residential units are proposed. The development includes car parking for 28 no. cars, controlled vehicular access, an ESB substation, bin store and associated site works
