The redevelopment of an 11.27 acre site consisting of Wolfe Tone Park and adjacent lands at newtown, bantry, co. cork to provide for mixed use commercial and retail development with gross floor area of 7,196m2 and all associated site development works. The proposed development includes the demolition of all existing structures and the construction of 3 no. buildings with a 14m2 ESB substation. The proposed building include the following a) building with gross floor area of 827m2 and a ridge height of 9 metres to provide for a children's activity centre; b) single storey building with a gross floor area of 1,276m2 to provide for a discount retail food store incorporating ancillary bin storage and service areas; c) building with gross floor area of 5,079m2 and ridge height of 10.65 metres containing 1980m2 of convenience retail floor space, 1466m2 of comparison retail floor space, 200m2 café, ancillary staff facilities, storage areas and incorporating bin storage and service yards. The proposed development also makes provision for the erection of totem sign adjacent to the N71 and access to the development will be via a new vehicular entrace to the N71. The construction of the new entrance will require alterations to the existing road layout including the demolition and reconstruction of the existing boundary wall to bantry tyre centre and provides for a new entrance to bantry tyre centre from the new access road. In total 495 surface car parking spaces are proposed including 2 no. bus parking spaces to provide for pick up and drop off areas for the proposed bus link with bantry town centre
