Off-line Motorway Service Area comprising of the following: a new vehicular access to/from the northbound interchange roundabout of Junction 13. A 3-pump island car/van forecourt and a 1-pump island HCV forecourt, both with canopy over. The height of each canopy is c. 8.059m and c. 6.9m respectively. Underground fuel storage tanks (total area c. 200 sqm) and associated pipe work. An amenities building (total gross floor area of c. 966.6sqm) comprising: a convenience shop (c 100sqm net. Sales area) and ancillary areas (c. 135sqm) comprising: store room, freezer, chiller, manager’s office, comms room, staff toilets, staff changing area, staff tea station and cleaner’s room; 4no. Eat-in/take away café/restaurants (c. 210sqm in total) including drive-through facility; public toilets (c. 80sqm); seating/circulation area (c. 278sqm); internal and external play areas (c. 83sqm) Substation (c.6.6sqm) Parking for 71no. cars (including 4no. disabled parking spaces), 12 HGVs, 3 coaches and 5no. motorcycles. Car wash (c. 45sqm) with rainwater harvesting system and pumping station. Ancillary signage (both illuminated and non-illuminated) on the shop building, forecourt canopies and general fuel forecourts (total area of signage c. 24.9sqm) 2no. double sided totem ID/Price point signs (c. 12m in height and c. 120sqm in total advertising area) indicating site services. On-site wastewater treatment system, c. 2.5km 100mm dia. rising main to connect to the public mains and c. 12000 sqm willow plantation. Surface water attenuation tank (c. 273sqm). Surface water outfall to local stream to the north. All ancillary site development, landscaping and boundary treatment works.
