A glazed link connecting to the existing house, underneath the existing entrance bridge, leads to a new staircase inserted into the existing lower level boiler room. The proposal includes extensive new planting concealing the development from town and seaward sides, extension of duration of permission granted under An Bord Pleanala ref.no. PL 04.226784(planning reg. no. 07/10997)
