The demolition of the existing pub, house and derelict buildings on site and the construction of 17 no. residential dwellings on the site, comprised of: (i) 4 no. two-storey, four-bed, detached houses; (ii) 9 no. three-storey, three-bed, townhouses, and (iii) 4 no. apartments (consisting of 2 no. ground floor, one-bed units with 2 no. two-bed duplexes above), as well as a total of 26 car parking spaces (including proposed on-street parking spaces); private amenity space for each dwelling (rear gardens ranging from 58-227sqm for the houses and private amenity space ranging from 9-13sqm for the apartments); public open space, boundary treatments, a new public pavement, landscaping, bin storage, flood relief works (including stormwater attenuation and provision of a flood conveyance and storage area along a portion of the boundary with the River Stick) and all ancillary works necessary to facilitate the development.
