The development will consist of the following: Demolition of the existing buildings on site including numbers 169, 171, the shed at 173, 175 and 177 Merrion Road (c. 289sqm) and construction of 1 no. apartment block ranging in height from 3 storeys up to 6 storeys with a total of 42 no.-dwelling units comprising: 6 no. 1-bedroom apartments (ranging in size from c. 48.8sqm to c. 64.3sqm), 30 no. 2-bedroom apartments (ranging in size from 63.4sqm to c. 92.3sqm) and 6 no. 3-bedroom apartments (ranging in size from c. 98.9sqm to c. 119.5sqm) with associated north/south/east/west facing balconies/terraces. There will also be an external walkway on first to fifth floor levels on the western side of the building to provide access to the apartments to the rear. A communal open space area will be provided at ground and first floor level measuring c. 958sqm. The development will also include the provision of 29 car parking spaces. All associated site development works, services provision, cycle parking, bin stores, plant stores, open space, vehicular/pedestrian access, landscaping and boundary treatment works.
