the proposed development, by reason of the scale of retail floorspace and ancillary uses, would not represent a balanced approach to development in the neighbourhood centre, would impact unduly on surrounding residential and visual amenities, and would be contrary to the 'NC' zoning objective at this location.
Design

Extensions are out of keeping with the receiving environment, constitute overdevelopment, are visually overbearing, and adversely affect the character of the Monkstown ACA.

the proposed development, by virtue of the height, scale, layout and design of the proposed extensions, including proximity to the surrounding boundaries, would be out of keeping with the receiving environment, would constitute overdevelopment of this site, and would be visually overbearing at this location. In addition, it is considered that the proposed development would adversely affect the character of the Monkstown ACA. The proposal would seriously injure the visual and residential amenities of the area and / or depreciate the value of property in the vicinity
