D22A/0721: Development consisting of proposed restoration, refurbishment and extension to existing two storey over basement dwelling house to include demolition of existing modern single storey conservatory to the north elevation, single storey lean to utility to east elevation, detached single storey gym building along eastern boundary and other adjoining non original sheds. Construction of new contemporary glazed flat roof extension to replace conservatory and link to new two storey extension along east side of house to provide family room, boot room side entrance and WC on ground floor with master bedroom dressing room and ensuite over. A new single storey plant room between this extension and east boundary. Works will also include a new bay window to west elevation of the existing sitting room on the upper ground floor and incorporating an extension to basement level to form new ensuite bathroom. Internally within existing house, works to include conversion of existing kitchen to a formal dining room. Alterations to existing study to provide new access hall, pantry for new kitchen, a provision of link corridor to new side lobby and incorporating relocated door to reception WC. Provision of new sash window to east elevation of study on upper ground floor. Work at first floor return level to include conversion of existing ensuite to a dressing room and ensuite within the same space and conversion of existing linen store to new entrance link to new master bedroom suite. Works at first floor level to include refit of existing bathroom and provision of internal dry lining of external walls within first floor rooms of main house with approved breathable insulation. Replacement of non-original windows and restoration and upgrade of all historic windows and doors where necessary to include sensitive repairs to all original joinery and decorative plasterwork. Refurbishment works to include upgrading and replacement of mechanical and electrical services. External upgrading works to include refurbishment of existing roof to include installation of breather membrane, new lead valleys, and reinstatement of existing slate and replacement of unsound and fibre cement slate, repairs to cast iron guttering and replacement with matching cast iron/aluminium gutters where necessary. Sensitive refurbishment of all decorative barge boards and roof brackets. Alterations to existing gate to set it back by 3.5m and widen to 3.5m with associated alterations to piers and side walls. Provision of new pedestrian gate in front boundary wall. Provision of new single storey gym/sauna and changing facilities with existing rear garden, new single storey storage building to front garden, re-landscaping works including provision of revised car parking to front, new drainage and associated site services.
