F21A/0437: Planning permission is sought for; (i) Demolition of existing single storey building on site. (ii) Construction of a 41-unit senior citizens sheltered accommodation development, comprising of 13 no. 1-bedroom apartments, 12 no. 2-bedroom bungalows, 13 no. 2-bedroom dormer bungalows and 3 no. 3-bedroom dormer bungalows, in 6 no. blocks. Each unit is provided with a private balcony or terrace and has access to communal landscaped open space. Residents have access to communal services, including a nurse station, communal room, servery/shop, family/tv room, beauty salon/hairdressers and a chapel, featuring centrally on the site. The is served by 31 no. car parking spaces (28 no. resident and visitor spaces and 3 no. staff spaces) and a bin store. (iii) Upgrade works to the existing vehicular entrance off Swords Road. This includes: (a) widening of the existing entrance to the subject development to provide a separate vehicular access. (b) setting back and reconfiguration of the entrance to the neighbouring field immediately east. (c) construction of 1.6-2-metre-high boundary walls, with the wall to the proposed development featuring a limestone sigh, and (d) installation of a 1.6-metre-high gate on each property boundary and a 1.6-metre-high pedestrian gate to the boundary of the subject development. (iv) Provision of foul sewage holding tank and pumping station, and (v) Landscaping, boundary treatments, SuDS drainage and all associated works necessary to facilitate development. A Natura Impact Statement (NIS) has been prepared in respect of the proposed development and is included with the application.
