THIS BUILDING IS LISTED AS A PROTECTED STRUCTURE NO 91 ON THE REGISTER OF PROTECTED STRUCTURES UNDER THE TRALEE TOWN DEVELOPMENT PLAN BY KCC THE PROPOSED WORKS ARE AS FOLLOWS:1.0 CONSERVATION WORKS TO INCLUDE, REINSTATEMENT OF AGREEMENT WITH THE CONSERVATION SECTION WITHIN THE PLANNING DEPARTMENT OF kCC OF THE FOLLOWING: (A) THE EXISTING FRONT FACADE ON ALL LEVELS INCLUDING SINAGE WHICH CONSTITUTES THE ENTIRE FRONT ELEVATION ONTO THE MALL/BRIDGE STREET, (B) THE EXISTING REAR STONE WALL FACING ONTO MARKET PLACE, INCLUDING THE REMOVAL OF THE EXISTING LEAN TO ROOF HOARDING AND MESH GATES AND THE PROVISION OF A DOUBLE LEAF ENTRANCE GATES FROM MARKET PLACE (C) THE ORIGINAL SINGLE FAMILY DWELLING UNIT ON THE GROUND FLOOR (I.E. ACCESS STAIRWAY NO 1) FIRST AND SECOND FLOORS LIVING ACCOMMODATION AREA OVER THE EXISTING GROUND FLOOR BAR 2.0 OTHER WORKS SYMPATHETIC AND COMPLEMENTARY TO THE CHARACTER AND USE OF THE ORIGINAL PREMISES IN AGREEMENT WITH THE CONSERVATION SECTION WITHIN THE PLANNING DEPARTMENT OF KERRY COUNTY COUNCIL TO INCLUDE (A) DEMOLITION OF EXISTING SINGLE STOREY TOILET BLOCK, EXISTING SINGLE STOREY STORES BLOCK AND SOME EXISTING WALLS INCLUDING BLOCK WORKS WALLS AS AGREED. (B) CONSTRUCTION OF (i) NEW TWO STOREY TOILET BLOCK, WITH TOILETS ON THE GROUND FLOOR WITH OFFICE AREA OVER ON THE FIRST FLOOR, (ii) NEW TWO STOREY STORAGE BLOCK WITH KEG STORE AND ELECTRICAL SWITCH ROOM ON THE GROUND FLOOR WITH PLANT ROOM OVER ON THE FIRST FLOOR, (iii) SINGLE STOREY AND PART TWO STOREY EXTENSION OF THE GROUND FLOOR PUBLIC BAR TO THE REAR OF THE PREMISES WITH NATRUAL LIGHT AND NATURAL VENTILATION PROVIDED BY PROPRIETARY CONSERVATORY STYLE OPENABLE ROOFING VENTS TO BE AGREED, FIRST FLOOR ROOF TERRACE, SCREENED FROM AJOINING PROPERITES FOR USE AS A LONG TERM AMEINTY AREA TO SERVE THE ORIGINAL SINGLE FAMILY DWELLING AND AN EXTERNAL WALKWAY AT FIRST FLOOR LEVEL WITH NEW TWO STOREY STAIRWAY NO.2 TO PROVIDE EMERGENCY EGRESS TO THE REAR OF THE PREMISES, (C) PROVISION IN THE REAR YARD OF (i) EXTERNAL SEATED AREAS WITH SUITABLE TABLES (ii) SMOKING AREA (iii) A BICYLE/SCOOTER PARKING AREA (iv) REFUSE STORAGE SPACE AND (v) LOADING/ DROP OFF PARKING BAY. 3.0 ALL ANCILLARY SITE WORKS AND OTHER DEVELOPMENT WORKS INCLUDING ALL BUILDING SERVICES, SINAGE, EXTERNAL LIGHTING, SECURITY SCREENS AND LANDSCAPIING. ALL TO BE AGREED AND TO MEET CURRENT KCC GUIDELINES WITH REMOVAL OF ANY SURPLUS MATERIAL FROM SITE TO BE TO A LICENSED FILL SITE
