Extension OF Duration Parent Ref: (08/101) 10 year permission - for a mixed use development comprising a total of 527 no. dwellings (terraces, semi detached, duplex and apartments) and a civic/commerical neighbourhood centre of c5823sqm. Building heights in the development range between two, three and four storeys. The residential units consist of 96 no. 4 bed semi detached dwellings; 187 no. terraced dwellings (25 no. four bed, 112 no. three bed, 50 no. two bed), 149 no. duplex apartments (62 no. three bed, 87 no. two bed) 95 no. apartments (6 no. 3 bed, 89 no. 2 bed) some units include solar panels as optional. Some units are located above ground floor retail / commerical uses in the neighbourhood centre. The neighbourhood centre accommodates the provision of 1 no. supermarket unit (c. 1,063sq.m) 18 no. retail units at ground floor level totalling c1919 sq.m; 1 no. public house of c275sq m; 2 no. restaurants totalling c493 sq m; 1 no. coffee shop of c109sq.m; office space totalling c968sq. m, 1 no. creche c570sq m; 1 no. medical centre c205 sq m and 1 no. gym c221 sq m. Permission is also sought for c 1.74 ha public open space, 2 no. playgrounds (local equipped areas of play)hard and soft landscapingsand boundary treatments; refuse and cycle storage, 1030 no. car parking spaces (including 146 no. below podium open spaces within neighbourhood centre) 2 no. new vehicular access point onto Twenties Lane and all other associated site development and landscaping works, all on a site of c16.27 hectares bounded generally by Twenties Lane to the East; Drogheda VEC lands and a residential scheme (06/193) under construction to the south, future wetland/Linear Park (07/1210) to the north and agricultural lands to the west, in the townlands of Yellowbatter and Moneymore, Drogheda Co.
