Mixed use commercial and residential development on a site area 3.21 hectares consisting of a total of 222 number apartments and houses arranged in 17 Blocks - Block N (crèche) is one floor, Blocks A, B, C, D, F, H, (part only), K (part only), and L are three floors, Blocks E,G, J,K, (part only), M and R are two floors with dormer roof, Block H is part two floors and Blocks P & Q are two floors all accommodating 39 no. 1 bed apartments, 78 no 2 bed apartments, 8 no. 3 bed apartments, 28 no. 2 bed duplex apartments, 24 no. 2 bed, duplex apartments, 28 no., 2 bed terraced houses and 17 no, 3 bed terraced houses; with a total of 3132sq. m. of commercial floor area comprising of 1960sq.m. of retail space at the ground level of Blocks A, B, C,D, F & H and 856sq. m. office space at first and second floor of block A and a crèche/ childcare facility of 316sq.m. at block N; for two numbers ESB substation switch rooms (total 40sq.m.), 451 no. car parking spaces including 308 no. located in a two level basement under blocks B, C, D, E, F, G, J & K; and for the construction of a new 7.5m single carriageway with cycleway both sides linking Slade Road with Boherboy Road with vehicular access to the development from the Boherboy Road and from the New Link Road; and for the construction of all boundary walls, footpaths, retaining walls, surface carparking, loading and setdown bays, pedestrian crossing, traffic calming, landscaping works, bicycles stands and all ancillary works on and under the site including the relocation of existing 10kv power lines. This application also incorporates works to a Protected Structure (The Farmhouse, Slade Road, Ref. List 207) comprising the demolition and part demolition of existing agricultural out buildings (464sq. m.) and the part demolition and refurbishment of the stone outbuilding located at corner of Slade and Boherboy Roads to provide bicycle stands and seating and for the part demolition of the walls fronting the Slade and Boherboy Roads and for the construction of a new 2.4m high boundary wall to the rear and sides of the Farmhouse. The development site is bounded by the Boherboy Road to the East, Slade Road and rear and side of two no. bungalows fronting onto Slade Road to the North and by open lands to the South an West including a water course feeding the upper Mill Pond which are Protected Structures (Ref. List no. 209) at Saggart Co. Dublin.
