Ref. SD03A/0421 will consist of: an increase in area of Block 6A, 6B and 6C to provide a 1,255sq.m. health and fitness centre at mezzanine level; reconfiguration of Block No. 5 to provide a single residential lift and stair core, relocated basement access ramp, reconfigured retail units over ground and mezzanine levels and 2 no. additional apartments resulting in a nett increase in area of 223sq.m.; the reconfiguration of retail units, change of use of family entertainment unit and internal mall north of proposed pedestrian street, to provide 2 no. class 1 retail units with associated back of house and mezzanine plant and storage areas; an increase in height of Blocks 1A and 1B by 600mm; re-organisation of 3 storey basement car park to provide new service yard at basement -1 with a two lane service vehicle access ramp adjacent to Block no. 5 off Belgard Square West, the relocation of car access from Block 5A to Block 6B and the provision of a dedicated cycle lane and lift at the vehicular entrance Block 6B, resulting in a reduction of total car parking spaces from 1,737 to 1,628; the increase and relocation in substations from 7 to 8 no., the provision of additional ventilation grillage to Cookstown Road extension: The application is accompanied by an Environmental Impact Statement. Revisions submitted in response to the additional information request include; revised balcony areas to Block 3A; provision of children's play area; provision of additional waste management storage areas; relocation of pedestrian access to basement carpark with lift, stair and escalator access to basement car park incorporating provision of 26.1m high glazed landmark structure on new pedestrian street; relocation of sub-stations to south of LUAS line; provision of additional stair access to blocks 6A and 9B; set back of retailing facades to Civic Square and the realignment of lift stair and escalator access to foodcourt within Civic Square. The total area of development is 84,763sq.m. which comprises 64,565sq.m. of development previously permitted under Reg. Reference SD03A/0421, revisions to permitted development of 2,739sq.m. and new development of 17,459sq.m. The application site comprises 2.775 hectares.
