SD04A/0962: Revisions to the mixed commercial, retail, retail warehouse, leisure and residential building complex on a site of 3.256 hectares to the southwest of the junction of Whitestown Way and the Tallaght bypass, in the townland of Whitestown, Tallaght, Dublin 24: the proposed revisions are to the following areas of the building complex:- (1) Sub basement level to be omitted, the proposed 203 car parking spaces to be relocated to basement level; the hotel staff facilities and plant rooms also to be relocated to basement level; hotel plant, storage and ancillary rooms totalling 2,197sq.m. to be removed; HGV offloading apron (1,864sq.m.) to be repositioned adjacent to basement footprint envelope with ancillary storage rooms and separate ramp access from ground level; all existing access cores totalling 259sq.m., to residential blocks above to be omitted at this level: (2) basement level footprint to be increased to accommodate 203 additional car park spaces from sub basement level; the car park spaces will increase from 418 to 621; hotel plant room areas reduced to accommodate staff facilities totalling 622sq.m. leisure centre plant rooms partly relocated to ground floor level; all existing ancillary plant rooms, storage rooms, refuse stores, water storage tanks, changing / shower facility, access cores and car, motorcycle and bicycle parking and circulation areas to be maintained: (3) ground floor level to Hotel and Leisure centre totalling 3,978sq.m. to be reduced in area to 2,390sq.m. and the area becoming available as a result in this reduction in floor area to be utilized for 5 single storey retail units with ancillary storage areas and staff facilities at mezzanine level, totalling 1,724sq.m; the ground level car park entrance ramp to the basement car park has been relocated adjacent to the south boundary of the site and the car park layout revised to maintain 345 car park spaces: (4) mezzanine floor level to hotel and leisure centre totalling 3,390sq.m. to be reduced in area to 2,297sq.m. to form a clear void over the proposed ground floor retail units: (5) first floor level to the hotel and leisure centre to have minor modifications made to the main access core and the glazed atrium; the proposed 6 no. roof lights to the hotel and leisure centre will be reduced to 5 in total; the first floor landscape garden modified to accommodate the repositioned roof lights; minor modifications made also to garden layout, plant types and material finishes: (6) second, third, fourth, fifth, sixth and seventh floor levels to hotel and minor modifications made to the main access core and the glazed atrium facade: these modifications have not altered the overall floor area - the current hotel and leisure centre elevations to the Tallaght Bypass and Whitestown Way Road will not be altered by the proposed revisions: the revisions to the floor plans will reduce the overall area of the building complex from 55,697sq.m. to 52,561sq.m.
