Permission for (A) the demolition of the existing warehouse building and the erection of: 16 No. residential units, comprising, 2 No. two bed penthouse units, 2 No. one bed penthouse units, 6 No. two bed apartments and 6 No. one bed apartments fronting onto shared courtyards/landscaped areas: all apartments have private balconies or terraces; the residential building reads as a 2-storey block with the penthouse located in the roof space with accompanying dormer windows and roof lights: the gross floor area of proposed residential development is 1341m2; the maximum ridge height is 10.4m, parapet height 6.35m, and eaves height 5.2m, all over ground level: (B) the change of use by way of the conversion and extension of the existing two storey over lower ground floor residential and part retail building into a Cafe Bar: the existing floor area is 554.5m2; the proposed floor area is 894.5m2; the extension is as follows: demolition of flat roofed extension to front at lower ground / ground floor levels, and replacement with a glazed structure, with the erection of terraces either side, the demolition of a two storey extension to the rear and the erection of a two storey glazed structure; part lower ground floor excavation to form storage areas: (C) 46 No. car parking spaces are provided at basement level to the rear; gross floor area of basement is 1410m2; access to the car park and the residential building is from existing entrance off Demesne View; to include all ancillary site development works and landscaping.
