SD07A/0183: Partial demolition, repair, reconstruction and extension of Ballinascorney House (a protected structure) to provide a single dwelling house. The works will include the reconstruction/conservation of some of the existing exterior walls to Ballinascorney House and the demolition of a single storey porch to the front elevation, the east wing, ancillary buildings to rear, accommodation to rear of main house, partial demolition of existing boundary walls, revisions to entrance using walls which are to be taken down and reconstructed to form a widened entrance and demolition of a later chimney immediately adjacent to the west gable, and the demolition and reconstruction of 2 internal chimneys, as well as the re-roofing of Ballinascorney House. The interior layout of Ballinascorney House will be reconstructed to provide a family room, play room, kitchen and 4 no. bedrooms within the protected structure and the construction of an associated utility room and two stairwells and 1 no. bedroom 2 separate new builds to the rear of the protected structure all over two levels (c. 270sq.m. total gross floor area). The main new build element of the proposed dwelling situated to the west of the protected structure shall consist of two levels over basement, providing a formal entrance hall, a dining room and drawing room at ground level; 2 no. bedrooms and studio at first floor level; and a wine cellar and gymnasium at basement level (c. 654sq.m. total gross floor area). The protected structure, Ballinascorney House will be connected to the new extension via a single storey glazed ground level link. The total proposed gross floor area for the development is c.924sq.m. The entire proposal will comprise of a single dwelling. Vehicular access to the dwelling shall be via the existing access road, the entrance point of which is off Shankill Road which in turn connects to the R114; landscaping and ancillary site works, including temporary structural strengthening works to the existing bridge at the entrance to Ballinascorney House.
