(i) Demolition of the existing first floor/attic space currently used as storage area; (ii) construction of a 3-storey development above the existing ground floor (forming a 4-storey development) to accommodate 3 no. 1 bed apartments and 11 no. 2 bed apartments with balconies at all upper floor levels facing St. James's Road and Limekiln Green, a central patio at first floor level, a roof terrace facing St. James's Road at first floor level and roof terraces at third floor level facing northwest; (iii) enlargement of the existing ground floor footprint by 127sq.m. to facilitate the extension of the existing off-licence, the extension of the existing public house in form of a cafe bar unit facing St. James's Road and a winter garden zone along the southeast ground floor elevation with an associated new entrance to the public house, a new holding kitchen beside the existing delivery area and the new proposed residential entrance with a stair/lift core for the proposed residential units above; (iv) general changes to the internal layout of the public house; (v) new proposed shop fronts to the existing bookmaker, the off-license and the new cafe bar unit facing St. James's Road; (vi) new proposed pub front along the southeast elevation associated with the proposed winter garden zone; (vii) changes to the southwest ground floor elevation associated with the new holding kitchen and charges to the internal layout; (viii) substitution of the existing escape stairs to the rear of the development with new stairs leading from the first floor patio to ground level; (ix) new vehicular entrance to the car park from St. James's Road; (x) new pedestrian entrance to the car park from Limekiln Court.
