A revised landscaping plan is also submitted with the current application. Vehicular and pedestrian access is proposed from Fortunestown Lane via the permitted access road off the existing roundabout and associated internal Spine Road (Reg. Ref. SD06A/0933) within the applicant's lands. Associated and ancillary development will consist of surface car parking spaces, ESB substations and all associated site and development works. Significant Further Information: the number of residential units has been reduced from 80 units to 75 units comprising 40 no. 3 bed semi-detached units (incorporating 10 no. 2 storey units and 30 no. 2.5 storey units), 32 no. 4 bed semi-detached units (all 2.5 storey units) and 3 no. 4 bed detached units (all 2.5 storey units); amendments are proposed to the design/layout of the proposed residential units and associated public and private open spaces; the layout and design of the internal access roads/footpaths have been amended; the overall site area has been increased to 3.5ha and a creche facility (552sq.m. gross floor area) is now proposed within the current application.
