(a) Construction of a dwelling house and other site works on vacant lands - the house to be 3 storey with pitched roof construction and divided into 2 separate interlinked sections by means of a centrally located single storey entrance lobby (Note: three storey construction meaning ground floor over basement with first floor accommodation in roof structure over); Section 1 (south end) to contain special needs faciities and Section 2 (north end) to contain standard residential accommodation with "granny flat" and artists studio in basement, all ancillary to single family domestic use; the house also contains other features such as cantilevered balcony/deck structure at ground level over existing river embankment to the rear (east) of the house, 5 no. dormer windows to the rear of the house and 8 no. rooflights (Velux or similar); other works proposed on site include the realignment of the existing site entrance at the sites southern end to improve sightlines, the structural stabilising of the existing stone wall (from within the site) and the general clearing up/removal of unauthorised site debris and rubbish which has accumulated over time on this site. Significant Additional Information: (a) relocation of the proposed house 2 metres in a westerly direction and 12.5 metres in a southerly direction (towards the road, away from the riverbank); (b) the omission of the southeastern parts of the proposed basement in both sections of the house and the omission of the east facing basement windows to the rear of the house; (c) the redesign of the proposed site entrance some 5 metres north of the present invisaged and with an entrance set perpendicular to the main road; (d) the omission of the overhanging deck to the rear of the house.
