Demolish existing single storey cottage ('Keepers Cottage', 82sq.m.) on site and replace it with a split level dwelling house (220sq.m.) and attached garage (20sq.m.) on a site of 0.317ha. The development will include the provision of a revised vehicular and pedestrian entrance including the set-back of a portion of the front boundary wall, the provision of a parking area to the east of the proposed dwelling house, the replacement of the existing septic tank which is located across the Cruagh Road with a biocycle unit and polishing filter area, all associated hard and soft landscaping and all ancillary site works including the provision of a soakpit. Significant Further Information: Amendments to proposed development including the reduction in the overall size of the dwelling from 220sq.m. to 175sq.m., the re-orientation of the proposed attached garage from the east of the dwelling to the north of the dwelling which now provides for an L-shaped structure on the site, internal design amendments to the proposed dwelling and the reversal of the split level blocks to allow the structure to follow the contours of the site, a reduced set back of the building on site by c. 6.5 metres and the relocation of the parking area from the east of the dwelling house to the north of the proposed dwelling.
