The alterations to Block 4 of the permitted development comprise the change of house type of 1 no. permitted A/B duplex building (2 no. units in total) at the western end of the terrace fronting onto Adamstown Avenue, to now become 1 no. mid terrace A/B Duplex block (2no units in total). Additions to Block 4 comprises the enclosure to the north and west of the previously permitted courtyard with 4 storey buildings containing the following mix of units: 4 no. ground and first floor level 2 - bedroom duplex type A units, 7 no second and third floor level 3 bedroom duplex type B units; 3 no. ground and first floor level 3 - bedroom duplex type E units; 3 no second and third floor level 3 -bedroom duplex type J units; 3 no. ground and first floor level 3 bedroom duplex type M units; 8 no. 2 bedroom apartments type Y units; and 8 no 2 bedroom apartment type Z (af) units. The alterations to Block 5 consist of a change of house type of a terrace of 8 no. permitted type c units (3 storey four bedroom units) to a terrace of 8 no. type T units ( three storey 3 bedroom units); change of house type of 1 no permitted town house Type A at the southern end of the terrace to now become a mid terrace type A unit. Additions to Block 5 comprise the addition of 2 no. town house type A units to the southern end of the permitted terrace of type A and type A1 units.Private and semi - private open space to serve the proposed units is provided in the form of balconies, terraces, gardens and communal courtyards throughout the development. Parking for the proposed units in Block 5 is provided within the curtilage of the proposed units at a rate of 2 spaces for each unit. The permitted and proposed units within Block 4 (82 no. units in total) are served by a total of 107 no. parking spaces, provided in the basement. Vehicular access to the proposd development is via the roads system permitted under planning reg ref SDZO6A/13. site developments and landscape works including minor revisions to the permitted landscape layout of the courtyard in Block 4 are also proposed all on a site of approx. 0.72ha on lands bounded generally by Adamstown Avenue (SDZ04A/1 and SDZ06A/5) to the south, Adamstown Park (SDZ06A/5) to the west and Adamstown Way (SDZ06A/5) to the north and east in the townlands of Finnstown and Adamstown. The planning application is being made in accordance with the provisions of the Adamstown Planning Scheme 2003. The development will take place entirely within the boundaries of Adamstown Strategic Development Zone as defined by Statutory Instrucment no. 272 of 2001.
