SDZ07A/0009: Revisions to previously permitted development (SDZ06A/0012) including the retention of a basement floor beneath the permitted convenience store (Unit 1), and minor reconfiguration of the convenience store at ground floor level to provide access to the basement. The 180sqm additional floor is accessed from a stair case to the rear of the convenience store. It is proposed that this additional room be used for storage and uses ancillary to the convenience store. The overall floor area of the proposed convenience store will therefore increase by 115sqm to 542sqm. Permission is also sought for change of unit type to residential units 27 and 28 located at penthouse level on the permitted development. Permitted 2-bedroom unit No. 27 is to increase in size from 69sqm to 74sqm, while permitted unit no. 28 is to change from a 76sqm 2-bedroom unit to a 100sqm 3-bedroom unit. This application is being made in accordance with the provisions of the Adamstown Planning Scheme 2003, as amended by Variation No. 1. The development will take place entirely within the boundaries of Adamstown Strategic Development Zone as defined by Statutory Instrument No. 272 of 2001. The development will take place on approx. 0.91 hectares of lands bounded generally by Adamstown Avenue to the east, permitted crèche and residential units (SDZ06A/0007) to the north, permitted primary schools (SDZ06A/0002) to the west, and Adamstown Station Road (SDZ06A/0002) to the south, in the townland of Adamstown, Lucan, Co. Dublin.
