The proposed development will comprise the following elements: (1) demolition of tbe existing industrial premises (c4638 sqm) and security hut (c14sqm) (2) two storey unit to accommodate a discount (c1498 sqm), office accommodation (c815sqm), shared facilities (c124 sqm) and undercroft (1853 sqm) with a maximum height of c10.06m including: (a) discount foodstore includes a nett sales floor area of c977 sqm including ancillary offlicense sales area, 2 no entrances (c277 sqm), exit corridor (c 10 sqm), bakery (c51 sqm), freezer (c36 sqm), warehouse (c96 sqm), administration office (c10sqm) storage (c 3 sqm), lobby (c 6 sqm), IT and CCTV rooms (combined c 20 sqm) lift (c10 sqm) and welfare facilities (c 4 sqm), (b) office accommodation including office space 1 and 2 (combined 541 sqm), entrance (c45 sqm), 2 no staircore (combined c31 sqm), lift (c10 sqm), 2 no facility rooms (combined 41 sqm), reception (c54 sqm), 3 no lobbies and corridor (combined c93 sqm), (c) shared facilities including canteen (c58 sqm) and welfare facilities (66 sqm), (d) undercroft with 65 no car parking spaces (3) repositioned pedestrian and vehicular access at Boghall Road and a new pedestrian and vehicular access at Killarney Road Business Park road and link road (c217 m) through the AO Smith Site (4) the proposed development also provides for surface level car parking (75 no spaces) and bicycle parking (70 no spaces), external loading dock (c45 sqm), service yard area, 1 no external plant room, (c42 sqm), 9 no advertising signs (total area 48.455sqm), retaining wall (c31.17m length and max c2.24 m high), hard and soft landscaping, lighting, attenuation and drainage and all ancillary site development works
