For the change of use of the unit from light industrial to warehouse with trade counters for the sale of building related products principally to trade. Proposed external works on the south east elevation include a new access door and side glazing panels and operator sign with external downlighting. North east elevation: new double exit doors and a vinyl seasonal sign. North West elevation: mechanical plant and air handling units. Internally: the erection of trade counters and staff facilities. All other ancillary works associated with the proposed development

To erect a raised structure to form additional car park spaces over existing yard, form access off existing service road and all ancillary siteworks

For the removal of existing car wash sump and jet wash unit and the construction of an electric vehicle charging hub and associated infrastructure consisting of the following: (i) installation of 4no. electric vehicle charging bays and 2no. charging units, (ii) new modular sub-unit and CT metering cabinet with mini pillar, (iii) EV banner signage. The proposed development also comprises of new services area along southern boundary and the installation of above ground 4,750 litre Adblue tank along eastern boundary and all other associated site development and surface water drainage works
