For development which will consist of the construction of a dwelling house to replace the existing derelict dwelling on site with septic tank discharging to the public sewerage system together with ancillary site works

Of 1. The first floor private bedroom to the rear of the dwelling / B & B & associated changes to fenestration as a result of internal alterations. 2. The conversion of the domestic garage for use as a 1 Bed unit for the ancillary enjoyment of the occupants of the main dwelling on site & all other associated site and ancillary works

To subdivide the property known as Marchmont/Cliff Lodge, install a new boundary fence within the property for this purpose, create new connection to public services and for permission to RETAIN the changes to the building previously granted permission under reference P07/2705 and all associated site and ancillary works

To (i) demolish the existing derelict building on site. (ii) construct 3 no. two storey terraced town houses, upgrade existing entrance, connection to public services, provide parking, landscaping, boundary walls, and all associated site works

To RETAIN existing private garage and PERMISSION to construct an extension to same private garage along with all associated site works

To (a) change use of existing building from former café to dwellinghouse (b) carry out fenestration changes together with all site development works and services
