For development consisting of (1) demolition/removal of existing 4 no. portacabins consisting of changing rooms, toilets and golf shop; (2) new single storey golf clubhouse with a floor area of 346sqm consisting of changing rooms, refreshment area and associated retail space with access from existing car park, including all associated site works. All at Farnham Estate Spa and Golf Resort, Farnham, Co. Cavan (Protected Structure)

(1) change of use of existing two-storey outbuilding from ancillary hotel use to restaurant use with a floor area of 262.5 sq.m including internal and external modifications to the existing protected structure, including the introduction of external emergency escape stairs; (2) new single storey extension of 42 sq.m which will be used to connect the new restaurant to the main hotel building; including all associated site works at Farnham Estate Spa and Golf Resort (protected structure)

For Modifications to the spa upgrade previously approved under planning permission register no. 19/522. The modifications include the following: • An increase in the number of pod cabins from 6 to 9 • Modifications to the pod cabin sizes, layouts and materials. • The addition of a covered outdoor relaxation area • The addition of a relaxation barn • Modifications to site, thermal village layout, site works, services and landscaping throughout The proposed modifications result in a total uplift of 332sqm in area to the previously approved scheme. Significant further information and revised plans have been submitted.

For the following: (1) A single storey 75sqm extension at ground level to the existing health spa to accommodate additional changing facilities along with renovations to existing changing rooms, toilets and accessible toilet facilities; (2) A single storey 177sqm extension at lower ground level to provide additional relaxation areas near the main pool area; (3) Extended outdoor pool terrace and new hydrotherapy pool along with a new single storey plant room of 61.5sqm to be constructed into the hillside adjacent to terrace; (4) Outdoor 'Thermal Village' comprising of a single storey pod cabin structure of 19sqm containing a sauna, a single storey pod cabin structure of 19sqm containing a steam room, a single storey pod cabin structure of 19sqm containing accessible toilet, store room, and plant, repairs to existing stone ruin & external deck area with new hydrotherapy pool; (5) Outdoor 'Relaxation Zone' comprising of 3no. single storey pod cabin structures of 19sqm each containing an indoor relaxation area along with an outdoor private deck area; (6) Outdoor 'Wet Zone' comprising of 2no. external deck relaxation areas & 2no. external jacuzzies; (7) Associated landscaping works including excavation and enhancement of existing man-made lake, provision of walking trails, deck areas and soft landscaping throughout, along with all associated site works, plant and services throughout. For the construction of a new single storey biomass boiler facility located in the vicinity of the existing staff car park, comprising a boiler house (38sqm) and associated fuel store (27sqm) on a hardstanding area and surrounded by a steel railing, along with associated site works, services and landscaping. These works take place within the curtilage the protected structure
