Planning precedent report

For development works at Cathedral House, Station Road, Ennis. The works will consist of the following: a. Replacement of roof coverings. b. Replacement of windows. c. Extension of first floor over kitchen area. d. Demolition of rear shed and construction of replacement shed. e. New side entrance to house and modification of entrance to chapel. f. Internal works including installation of lift. installation of new bathrooms, upgrade to mechanical and electrical services and all associated drainage and site works. The Cathedral House is a Protected Structure, ref E82, NIAH # 20001096.

To construct a single storey building incorporating 3 No. 1-Bedroom apartments, connection to public services and all associated site works accessed by means of an existing covered passage way (Bow-way)

To construct a two-storey building incorporating 6 No. 1-Bedroom apartments, and a single storey building incorporating 6 storage sheds to be used in conjunction with the apartments, connection to public services and all associated site works to accommodate the development, all accessed by means of an existing covered passage way (Bow-way)

To upgrade existing Cathedral heating system which will provide for a new gas boiler plant room outside existing scout hall, block up existing window and relocate stone plaque to scout hall, together with underground ducting to connect to existing gas supply and existing underground boiler house and all associated site development works and services necessary to facilitate the proposed development. The proposed development is located within the curtilage of the protected structures of St. Peter & Paul Cathedral (RPS No.781) and the Parochial House (RPS No 782)

For the removal of the existing flagstone paving and access steps to the Cathedral entrance plaza; the construction of a new reconfigured stepped stone access together with new stone paving to the entrance plaza; the refurbishment of the existing Marian shrine; and all associated site development works and services necessary to facilitate the proposed development at St. Peter & Paul Cathedral, Upper O'Connell Street, Ennis, Co. Clare. The proposed development is located within the curtilage of the protected structures of St. Peter & Paul Cathedral (RPS No.781) and the Parochial House (RPS No 782)

To a) demolish lower part of existing Scout Hall which consists of a single storey wooden structure and b) replace same with a two storey structure consisting of Recreation / Activity / Rooms, Meeting Rooms, Sanitary facilities and Storage Areas, including all associated site works and services. ( Some minor alterations and refurbishment of the existing adjoining Scout Hall are also to be carried out ). The proposed development is located within the curtilage of the Protected Structure, namely St. Peter and Paul's Cathedral and the adjacent Presbytery building.
