Planning precedent report

To carry out the following development: 1) The construction of a new 4m wide cycling infrastructure approximately 1185 metres in length, travelling from north to south on the R458, commencing with an uncontrolled crossing point north of the river Rine, then veering off-road over a refurbished masonry arch bridge, under the M18 Bridge and over the OPW embankment. The cycle path will then travel south via the existing access road serving the motorway attenuation ponds to where it will cross the L3148 east of the Dromoland East Roundabout via an uncontrolled crossing. It then veers south off-road, tying back in with the existing cycling infrastructure on the R458 with an uncontrolled crossing located approximately 300m south of the Dromoland East Roundabout. 2) An extension of the existing 60Kph speed limit for consideration of the scheme. 3) Installation of public lighting 4) The installation of associated signage. 5) All ancillary site works. In accordance with the Habitats Directive, Appropriate Assessment Screening has been carried out on the project. An Environmental Impact Assessment (EIA) screening determination has been made and concludes that there is no real likelihood of significant effects on the environment arising from the proposed development. The masonry bridge is a Protected Structure RPS No.:211 NIAH 20404204 as noted in the Clare County Development Plan 2017-2023 (as varied) Volume 4

To alter the finished floor level of the proposed house and garage as previously granted under Planning Permission P16-869 and associated site works

To change the design and level of the dwelling and garage as granted under existing permission P18-120, and to change the location of the garage as granted, and all associated site works

On the grant of Outline Permission ( Ref No P14-719 of outline permission ) to develop private dwelling house, garage, waste water treatment system and ancillary site works

To construct a storage shed together with ancillary site development works and services

To (a) demolish a conservatory / rear hallway, bay window, dormer, chimney, mansard roof and garage (b) to construct a second storey extension to the rear, single storey extension to the rear, porch to the front and new garage (c) elevation changes with all associated site works
