Planning precedent report

To rehabilitate and improve a 800 metre stretch of the Maghera River at Magheraboy Upper, Finea, Co. Cavan. Works will include the removal of some in-stream vegetation, repair and reinstatement of existing in-stream structures. Improvement and alteration of flow dynamics by the construction of deflectors and weirs, reinforcement of the river bank in some locations and the introduction of spawning gravel to improve breeding habitats for trout. Appropriate assessment and an NIS has been submitted as part of this application.

To create new domestic entrance from public road, construct new entrance gate, walls and piers and all associated site works

To construct 1 no fully serviced, single storey dwelling, new sewage treatment system & percolation area, private well, new entrance walls and piers and all associated ancillary site works

For a two storey type dwelling house, detached garage, entrance, boundary fence/wall, suitable onsite treatment system with polishing filter and all ancillary site works

To carry out the following alterations to an existing dwelling house: (1) demolish front porch together with part of existing single storey flat roof extension & existing pitched roof storage building to the rear, (2) construct a new two-storey extension to rear to existing dwelling house (3) upgrade existing septic tank & percolation area

Planning permission is sought for (a) construct a two storey extension to the side of existing dwelling, (b) install proprietary sewage treatment unit and percolation area (c) construct attached domestic garage (d) together with all associated site works at Magheraboy Upper, Finea, Co. Cavan on behalf of Garvan Hanley. A Natura Impact Statement will be submitted to the Planning Authority with the application.
