Planning precedent report

For RETENTION of (1) the demolition of the previously existing uninhabited and uninhabitable single storey pitched roof dwelling (2) the RETENTION of the partially constructed 3 bed single storey pitched roof dwelling to include (a) foundations, (b) ground floor slab (c) rising walls and (d) part external walls in place of the previously existing now demolished building. PERMISSION (3) to complete the construction of a 3 bed single storey pitched roof dwelling (4) Enlarge and improve the existing vehicular entrance off the public road (5) A new wastewater treatment system and soil polishing filter (6) The construction of a detached single storey pitched roof domestic garage building constructed to the rear of the new under construction dwelling and (7) all necessary ancillary site development works to facilitate this development

To retain the following works as constructed; 8m2 additional ground floor area, staircase access and 86m2 first floor attic storage space, increased roof pitch and height of house and garage and associated elevational changes, relocation of existing dwelling and domestic garage, sewerage treatment system and percolation area, entrance gates and piers, all previously granted permission under (PL 01/733). Significant further information and revised plans have been submitted

To construct two bell mouth entrances A & B onto public road to facilitate access to forestry plantations together with internal access roads and turning heads and all associated site works

To retain building position of the existing dormer on site. (b) to retain alterations to elevations and associated alterations to floor plans and all ancillary works

To replace the existing silage pit with two silage pits, dungstead with retaining walls and all associated site works

For alterations & extension to existing dwelling to include kitchen/dining/living & pantry at ground floor with 3 bedrooms, ensuite & bathroom at first floor & connect to existing services
