EXTENSION OF DURATION OF PLANNING REF: 10/520033 THE DEVELOPMENT WILL CONSIST OF REVISIONS TO THE PREVIOUSLY GRANTED PLANNING APPLICATION REFERENCE NO. 06/339, TO INCLUDE REVISIONS TO THE ELEVATIONS AND FLOOR PLANS TO 71 NO. HOUSING UNITS AND ALL ASSOCIATED SITE WORKS
Permission for development at the partially constructed and occupied residential development known as Racecourse Meadows, permitted under ref. no. 06/339 (varied under ref. no. 07/321 and 10/33) and recently further extended under ref. no. 21/1518, 21/1519 and 21/1520 respectively. The proposed development consists of an amendment to the site area under ref. no. 06/339 consisting of the repositioning of the southern site boundary in a northerly direction resulting in a reduction of the overall development area from 3.666 hectares to 3.6183 hectares. The proposed alteration to the southern site boundary will affect 28 of the 149 no. dwellings permitted on the site. These are permitted dwelling no.s 71-98 (inclusive) encompassing House Types D1, B2, C1 and A3 only. The amendments proposed will include for repositioning of the footprint of some permitted dwellings and the re-arrangement of other permitted dwelling types on the site and the change in House Type D1 from a 4 bedroom dwelling to a 3 no. bedroom dwelling. Other revisions include minor amendments to the size and configuration of public open space; amendments to rear garden areas; amendments to boundary treatments to some rear and side gardens; an increase in the number of car parking spaces and minor revisions to a section of the internal access road serving these 28 no. dwellings in addition to all associated site development works. Permission to vary the partially constructed and occupied residential development known as Racecourse Meadows, permitted under Ref. No. 06/339 (varied under Ref. No. 07/321; 10/33 and 22/376) and extended under Ref. No. 21/1518/21/1519 and 21/1520. Revisions are restricted to the western part of the site only and include a revised boundary treatment along a section of the western site boundary; reconfiguration of part of the internal footpath and road network within the site and the rearrangement of the car parking layout serving permitted dwelling and apartment No.'s 99 - 128. The amendments proposed will result in the repositioning of the footprint of some permitted dwellings including the 3 no. permitted apartment buildings (accommodating apartment no.'s 99- 101; 108-110 and 115-117), as well as minor amendments to rear garden areas serving houses. External and internal revisions are also proposed to the design and layout of the 9 no. permitted apartments (i.e. apartment no.'s 99-101; 108-110 and 115-117) to bring them up to current standards and regulations. The revisions proposed consist of the reconfiguration of internal floor areas, including the provision of a lift, as well as alterations to balconies and external elevations comprising revision to materials and finishes, and the size and positioning of windows. Permission for proposed development to complete the partially constructed and occupied residential development known as ‘Racecourse Meadows’, Racecourse Road, Dundalk, Co. Louth, originally permitted under P.A. Ref. No. 06-339 and extended under P.A. Ref. No. 12-67 and further extended under P.A. Ref. No. 17-661 and 21-1518. The proposed development will consist of the construction of 45 no. residential dwellings comprising 9 no. apartments and 36 no. houses in the south & western part of the development. The proposed houses are in terraced and semi-detached format and are all two no. storeys in height. Pile foundations are in place for 18 no. houses on foot of P.A. Ref. No. 06-339 and this proposed development includes the completion of these houses in addition to the construction of 18 new houses. The proposed apartments are accommodated in three no. separate three storey buildings identified as Block E, F and G on the submitted site layout plan. All upper floor apartments are provided with balconies. The proposed development also provides for bin stores, car and bicycle parking. The design and layout of proposed dwellings is as per that permitted under P.A. Ref. No. 06-339 and as varied under P.A. Ref. No. 07-321/ P.A. Ref. No. 10-33, P.A. Ref. No. 22-376/P.A. Ref. No. 22-376 and P.A. Ref. No. 23-60298. Vehicular access to the development is provided off the permitted and constructed access off Racecourse Road. The proposed development also provides for all site development works including alterations to ground levels, utilities and services, public lighting, EV charging points, landscaping and boundary treatments and all ancillary site development works. In conjunction with permitted, constructed, commenced dwellings and dwellings under construction this proposed development will not result in any change to the overall number of dwellings i.e. 149 originally permitted under the parent permission P.A. Ref. No. 06-339 (as varied and extended)
