Site planning risk brief

For (a) The construction of a new detached single-storey dwelling; (b) Site access being provided off the existing previously permitted double recessed vehicular site entrance; (c) The provision of a new wastewater treatment system and percolation area; (d) All associated site works; and (e) The granting of permission for this proposal will involve a variation of condition 6 of pl. reg. ref. no.: 04/457; condition 3 of pl. reg. ref. no.: 11/1205; and condition 3 of pl. reg. ref. no.: 17/271

EXTENSION OF DURATION: 17/271 single storey dwellinghouse, all associated site development works including new driveway, use of existing site entrance to provide access to the proposed development, use of existing Waste Water Treatment System to service proposed dwellinghouse, removal of existing percolation area and installation of new percolation area to service existing Waste Water Treatment System. The granting of permission for this proposal will involve a variation of condition 6 of Permission Register Reference: 04/457 and Condition 3 of Permission Register Reference: 11/1205. All development to take place on lands adjoining

(a) A change of house type design from that previously granted planning permission under planning register reference no. 17/271 to a proposed new single storey dwelling with a floor area of 334.9m2, (b) An increase in the proposed site area from 0.4080 hectares currently permitted to 0.4832 hectares proposed as part of this application – this also varies the area of the remaining landholding that is subject to sterilization procedures as outlined in condition 3 of planning register reference no. 17/271, (c) The use of the existing site entrance to provide access to the proposed development as per the currently permitted development noted above; (d) The use of the existing Waste Water Treatment System to service the proposed dwelling as per the currently permitted development noted above; (e) The removal of the existing percolation area and installation of a new percolation area to service the existing Waste Water Treatment System as per the currently permitted development noted above; and (f) All associated site development works such as driveway, landscaping, footpaths, paving etc.

One and a half storey extension (324m2) to the front of existing clubhouse (single storey with basement), 20 metre high flood lighting (6 no. poles) to the perimeter of the main pitch, new waste water treatment system, percolation area and all associated site works.

(Previously Permitted under Planning Reference no. 821058). Retention of (1) a single storey sunroom extension to side of dwelling, (2) alterations to plans & elevations, (3) detached single storey domestic garage and all ancillary works
