Site planning risk brief

The demolition of an existing structure and existing hardstanding areas, and the construction of a business park comprising 5no. single-storey light industry /warehousing/distribution/logistics buildings (B1-B5) ranging in size from c.2,600.7m2 to c.7,602.8m2 (total c. 23,534.2m2) each to include a 2-storey internal ancillary office area, apart from building B3 where the 2-storey ancillary office area is external; external yard areas; dock levellers; 3no. substations; single-storey security hut (to include rooftop solar PV panels); car parking, cycle parking, motorcycle parking and truck parking; internal palisade fencing; tree protection fence; signage, including a stand-alone totem sign; 1no. new vehicular/pedestrian/cyclist access and 1no. new gated pedestrian and cycle access; closure of 2no. existing accesses; shared pedestrian/cycle path on the public road (L7078); and all site development, drainage, lighting, boundary treatment and landscaping works. A Natura Impact Statement will be submitted to the Planning Authority with the application.

Permission for the construction of 1 no. light industry/warehousing unit (change of plan of the development permitted under 21/6427 (ABP-313508-22)). The change of plan proposes the construction of 1 no. single-storey light industry/warehousing unit (Unit B2) to replace 2 no. light single-storey industry/warehousing units (units B2 & B3) permitted under 21/6427 (ABP-313508-22). The proposed unit will include an ancillary two-storey office area, and will include dock levellers, signage and modifications to the permitted car parking and cycle parking, as well as site development, drainage and landscaping works.

Permission for the demolition of an existing 27m high boiler stack and replacement with a new 27m high stack which will cater for the existing boilers and new air heaters, a new external platform to house two number new air heaters, and associated plant, equipment and equipment enclosures and associated site works at the existing facility.

Permission for the importation of subsoil using an existing site entrance for the filling in and raising of the levels of a small former quarry area within the footprint of the existing Cork Golf Club, to be used as a new golf practice green/fairway, and all associated site development, landscaping and drainage works.

The modification of the existing process building and elevations, to include the installation of three external platforms with associated doors for plant and equipment access, the modification of an existing window, additional roof plant and equipment, and associated site works at the existing facility

Permission for retention of the installation of two liquid oxygen storage tanks 15.81m in height and associated site works within the T82 & S2 bund at BOC Gases Ireland Ltd. The application relates to an establishment to which the Major Accident Regulations apply
