Site planning risk brief

The development of 2 no. extensions to the existing school, comprising of a 2-storey, 6 classroom block with ancillary teaching rooms of 1810m2 in area, to the north end of the existing school; and a new single storey Special Needs Unit of 600m2 in area, comprising teaching and ancillary rooms to the south end of the existing school, with additional car parking spaces provided on the site, and associated ancillary hard and soft landscaping works.

To erect on a temporary basis (for a maximum period of five years) six classrooms, in two prefabricated single-storey buildings detached from the main school building, together with all associated site works.

Erection of 2.4m high metal palisade fences with gates between the existing clubhouse and the south-western and north-eastern site boundaries, 1.2m high green pvc coated wire mesh fence behind the front (south-eastern) boundary wall (with a 1.2m high pedestrian gate at the east end of the front boundary) and on the south-western return boundary in front of the club house, a 2.4m high metal palisade fence to the side (south-western, behind the clubhouse) and rear (north-western) boundaries of the club property, together with all associated site works

(a) construct a new all-weather synthetic grassed playing pitch, (b) erect floodlighting around the perimeter of the proposed playing pitch, (c) erect new perimeter fence around the proposed playing pitch and associated site works.

Permission to construct two outdoor padel courts incorporating glass walls and steel mesh enclosures with integrated flood lighting, a new pedestrian entrance gate, public advertising signage and all ancillary site works and services.

Permission for the construction of a three-storey primary care centre including a general practitioners surgery and HSE facilities comprising of waiting areas, consulting & meeting rooms, offices and ancillary accommodation on an existing greenfield site. The proposed development will also consist of a single-storey ancillary store building. Site development works include site clearance, new pedestrian entrances off Chickley's & Springfield Road, alteration to existing site boundary treatments & new site boundaries within Youghal Business Park, alteration to vehicle entrance & footpath on Springfield Road, new vehicle site entrance within Youghal Business Park, car parking, bicycle shelter, site lighting, hard and soft landscaping, free standing totem signs, wall mounted signage and all associated site works.
