Permission to retain the removal of a section of the front boundary wall of her property and also to retain an on-site paved car parking space to the front of her dwelling house

Permission for amendments to front garden of existing dwelling, consisting of the removal of a portion of the existing front boundary wall, to create a new vehicular access, the addition of 2 no. car parking spaces, the construction of a new pier and wall and all ancillary site works

To erect a single storey extension to the rear of her dwellinghouse.

1) the demolition of part of an existing single storey extension; 2) the construction of a new single storey extension; 3) the addition of new rooflights to the existing single storey extension roof; 4) changes to the front elevation of the existing building to allow for the removal of the existing cladding and application of smooth plastered finish and including all associated site works all to the existing two storey semi-detached end of terrace dwelling.

The development will consist of the temporary removal of a 7m section of historic boundary walling and later reinstatement of same, to facilitate the construction of a previously approved development ( register reference: 19/6013) The development is proposed within the curtilage of our Lady of Lourdes Hospital and the Southern Health Board Health Centre, both protected structures

The proposed development will comprise of a two storey community nursing unit/ residential care unit (4,476sqm total Gross Floor Area) comprising 50 en-suite bedrooms with associated resident accommodation including dining rooms, kitchenettes, day rooms, sun rooms, activities room, quiet rooms, resident areas, with a family overnight room, visitor’s room, treatment room, and a hairdresser salon, etc.; internal courtyard garden with two first floor terraces; associated back of house areas including a production kitchen, laundry rooms, staff accommodation and ancillary offices; and the removal of 55 metres of the stone garden wall from the rear vegetable garden (within the curtilage of a Protected Structure Ref. No. 6+7). Permission is also sought for associated landscaping, site services, waste marshalling compound (45sqm Gross Floor Area), generator and an ESB sub-station (25sqm Gross Floor Area) and all associated site and development works. There are no works to the Protected Structure proposed in this application.
