The development consists of amendments and modifications to the permissions granted under Planning Ref. 22/738, Ref. 23/17 and 23/99 that are: - Retention of ha-ha type wall and associated ground works, as well as all other local changes in ground levels to the front of Straffan Lodge;- Retention of the changes to the alignment of the main access road and forecourt to the front of Straffan Lodge; - Retention of the new internal service road that extends to the east of the property; - Retention of tree house structure and balcony within tree to the north-west of Straffan Lodge; - Retention of removal of unauthorised folly to the south-west of Straffan Lodge; - Retention of earth berm and landscape works close to north-eastern boundary to the east of Straffan Lodge; and - Retention of all associated hard and soft landscaping as well as all associated ancillary site development works. Revised by Significant Further Information which consists of replacing the existing hedging to the north-eastern boundary within the grounds of a Protected Structure.
For alterations and revisions to previously permitted development works PI Reg No. 22/738 at Straffan Lodge (A Protected Structure) to include the following: 1. Omission of proposed basement level to previously approved kitchen/dining extension to west side of existing house. Revised elevational treatment to new extension to include lime dash finish, natural slate roof and thermally broken steel windows/painted hardwood window/door joinery. 2. Provision of new symmetrical shape single storey extension to the east gable of the existing house replacing the previously permitted single storey guest cottage. The new extension comprises a glazed link and new double doors from the existing drawing room to a new Orangerie with 2 ensuite guest bedrooms behind and entrance to rear courtyard. The external finishes will match those of the extension proposed on the west side. 3. Works will include all landscaping in the vicinity of the proposed works including alterations, diversion and connections to all existing services and site development works
1) New outdoor pool to west side of existing coach house ruin within the curtilage of Straffan Lodge (A Protected Structure) Glebe, Straffan, Co. Kildare W23 XT92. 2) Restoration and extension of existing coach house ruin to include rebuilding of west facing stone elevation with new folding doors to new outdoor pergola and dining space. Rebuilding 2 No. gable elevations - All reusing existing salvaged stone. Repointing of remaining stone walls, brick lined openings. Provision of new insulated concrete floor, new cut timber roof with natural slate finish, new hardwood painted windows/doors and provision of new mechanical & electrical services. The restored coach house will be used as an entertainment space ancillary to the existing house. 3) Provision of 2 No. single storey buildings to the south and north of the pool and to the west of the restored coach house. The southern building will provide a plant room and games room, the northern building to provide a gym, pool changing room and sauna. Both buildings to have a lime dashed finish to walls and natural slate roofs. All works will include all associated landscaping, drainage works and foul connection to the existing sewage treatment plant

Type B1 (two storey end terraced 3bed house); 3no. Type C (two storey detached 4bed houses); 7no. Type D (4 bed two storey terraced houses) and 2no. Type D1 (two storey end terraced 5bed houses); the provision of solar photovoltaic panels (PV) on the roofs of the new dwellings, provision of all associated and ancillary site works, boundary treatments, new vehicular entrance and landscaping works to include the reinstatement of some historical pathways to the front of Glebe House, the conversion of the existing site entrance and driveway (to the front of Glebe House and adjacent to the Beeches Housing development) into a pedestrian/cycle route accessing Glebe House, the adjacent buildings and also the proposed development.
