The development will consist of a two-storey four bedroom mews house with developed roof space of total area 162m2, off street car parking space and all associated site works, on site previously approved for a two-storey three bedroom mews house under planning reference no. 2144/19 and An Bord Pleanala order no. ABP-304145-19.

Planning permission is sought for a two storey 3 bed mews house with off street car space and ancillary site works on site at rear of No. 1 Church Avenue, Rathmines, D6, entered off Castlewood Park, Rathmines, Dublin 6.

1. Demolition of the existing single storey shed. 2. The construction of a two and a half storey, two-bedroom dwelling comprising of an area of 118 sqm in total. 3. Dormer window to front and Roof lights to the front and rear. The dwelling will be accessed from Church Gardens, with private open space provided to the rear of the dwelling.

Planning permission is sought for modifications to previously permitted permission Dublin City Council Reg. Ref. 2056/17. The proposed development will comprise of modifications to the front elevation and window configuration. In addition, the proposed addition of a 3rd floor that would see the adding of a study area (11sq.m), WC (3sq.m), Roof Garden (13sq.m), Landing Area (2.6sq.m).

PROTECTED STRUCTURE: The proposed development comprises of the removal of the existing rear conservatory and side extension pitched roof with associated roof lights. The construction of a new single storey extension to the rear (west) and side (north) with 1 associated roof light including all internal reconfiguration and associated refurbishment works. The development will also include for all associated site development works, drainage, and hard and soft landscaping, with all other ancillary works.

For single storey extension to side and rear of 34, Church Gardens, Rathmines, Dublin 6, D06 C5H9, and ancillary alterations to include relocation of front door, new rooflight and window to first floor landing, external insulation, replacement windows, alterations to internal layout, solar panels to rear roof, new mechanical and electrical services and redecoration throughout.
