Planning precedent report

Planning permission for variations to previously approved works (Ref.4739/18) as follows: The construction of a reduced side, ground floor store and utility area (6 sq.m) and a side, first-floor single bathroom (4 sq.m) extension at 9 St. Thomas Road, The Tenters, Dublin 8 (D08 X5PO).

The development will consist of conversion of existing roof/attic storage space to non-habitable space with dormer window to the rear, new Velux window to the front elevation with attached single storey flat roof extension to rear yard and all associated works.

Retention Permission of amendments made to previously approved planning application (WEB1255/25), consisting of 1. increase in first floor plan width 2. change of building line at side elevation 3. reduction in ground floor window width 4. omission of 1 no. window at first floor level.

To demolish the existing ground floor extension to rear of house, for new single and two storey extension to side and rear of house, for new window at first floor side elevation and new Velux rooflight to side of existing house.

Permission for development consisting of: (i) proposed two storey extension to the side of the house with a pitched roof and a flat roof with a roof-light over the single storey part of the extension where it extends past the original building line to the back, (ii) proposed front porch with a pitched roof with rooflights, (iii) minor associated alterations to the house, (iv) minor landscaping works an all ancillary site works at 23 O'Donovan Road, Dublin 8, D08 H2RO, corner site at the junction with Clarence Mangan Road

The development will consist of: demolition of the existing 15m2 single storey lean-to extension to the rear, construction of new two storey extension to side consisting of 15m2 at ground floor level and 15m2 at first floor level, and all associated site works.
