Elizabeth Cahill and Sean Garvey seek planning permission for the demolition of three single storey sheds (106m²) and the construction of a two storey, three bedroom, dwelling house (136m²) fronting onto Hughes Road on a site at the rear of 35 Hughes Road North, Walkinstown, Dublin 12 (D12 W7P0).

Attic conversion for storage, including a raised gable to the side with a new gable window and two Velux windows to the front. Addition of a dormer window to the rear. Construction of a single-storey extension to the rear. Demolition of an existing concrete shed to the rear.

The development will consist of building a one-storey kitchen extension at the rear of the existing house and a detached home office, sauna and shower room in the rear garden of the dwelling at 43 Hughes Road North, Walkinstown, Dublin 12. The works include all associated internal site and drainage works.

Planning permission is sought for the proposed construction of a storage shed and all ancillary site works.

RETENTION: The development consists of the change of use of a storage shed (granted permission reg. ref. 3918/19) to a pool room containing 4 pool booths as well as the provision of a covered external space containing 5 pool booths.
