Planning precedent report

RETENTION: Retention permission on behalf of The Health Service Executive Estates, Dublin North East is sought for the site works, as built, for 30 car parking spaces, cycle parking and associated drainage works to serve Ashgrove House.

RETENTION: The development will consist of retention planning permission is sought for alterations to dwelling house with previous planning reference numbers 2959/13, 2885/13, 4061/08 and 3843/08.

Planning permission for the following works: (a) demolition of existing single storey lean-to element to rear (b) proposed combination of single storey mono-pitched and single storey flat roof extensions to rear and protruding to the side of the existing building (c) associated internal modifications and site works

The development consists of; (a) extending the existing dwelling to the front to form a part single storey part two storey front extension with a bay window to the living room and new porch at ground floor level and extended bedroom at first floor; (b) Extension to the side at first floor level to create a new bedroom and bathrooms; (c) rear part single storey and part two storey extension to include new living/dining/kitchen, utility and bathroom accommodation with a flat roof at ground floor and rear extension at first floor to accommodate two ensuite bathrooms and main bathroom with a flat roof overhead; (d) attic conversion including flat roof dormer extension to the rear at second floor level for a new bedroom and bathroom; (e) main pitched roof extended over the front and side extensions (f) internal alterations at ground and first floor (g) all associated external works.

Installation of one District Regulation Installation (DRI) consisting of a vent stack to be built adjacent to an existing DRI. This includes an underground solid concrete base (measuring approximately 0.65m high by 0.65m x 0.65 m) with a free standing vent stack (approximately 3.5m high from the ground level) and associated works.

Planning permission for demolition of an external boiler house in the rear garden, the construction of a single storey rear extension with internal alterations, canopy overhang to the front elevation and associated siteworks including widening of the existing vehicular entrance.
