Planning permission sought for proposed rear garden two storey detached dwelling house, replace existing side vehicular access to proposed pedestrian access along with alterations of side boundary railings, demolition of rear garden garage and associated site development works, provision of service connections, landscaping and boundary treatment.

Demolition of existing single storey side garage, in its place construction of additional 27sqm single storey flat roofed rear and side extension to existing semi-detached mid terrace dwelling. New 15sqm main attic conversion to include new internal stairs, velux roof window to side facing roof hip whilst retaining existing main chimney breasts. Demolition of existing unused rear chimney breast to rear annex and new 17sqm rear annex attic extension to include rear facing window, internal refurbishment and all associated site works to side and rear including new front yard gate to match existing railings.

The development will consist of: (a) Partial demolition of the existing structure (b) Alterations to the existing elevations to include provision of a new part one, part two storey extension to the side and rear (c) Alterations to the existing dwelling to include internal alterations, new fenestration, removal of chimneys and provision of new rooflights (d) The provision of a new rear facing dormer window (e) landscaping works and storage structures to the rear and (f) all associated site works.

Planning permission to construct a flat roof dormer with window to rear and 1 velux roof light window to the front elevation at attic level to already converted attic / loft space at 9 Cremore Road, Glasnevin, Dublin 11.

RETENTION: 2 no. velux windows at front of dwelling.
