Planning precedent report

Planning permission for the construction of a ground floor single storey, flat roofed rear extension (28 sqm.) along with a dormer window at attic level on rear roof associated elevational changes and associated site development works.

Permission is sought for a) partial demolition of a single-storey extension and the subsequent construction of a new single-storey flat roof extension to the rear of the existing house including 2no. new rooflights; b) associated alterations to existing elevations at ground level; c) 1no. rooflight at attic level on front pitched roof; d) 1no. dormer window at attic level on rear pitched roof; e) and associated site works.

The development will consist of demolition of an existing 19m2 single storey rear pitched roof extension to be replaced by a 66m2 single storey rear flat roof extension, minor internal alterations to existing terraced dwelling, and associated landscape works on a site of 348m² area.

The development will consist of the construction of the flat roof single storey extension to the rear of the existing house to include: part raised roof with rear window, part monopitched roof with side window, rooflights, landscaping, SuDS drainage and all associated works to facilitate the development.
