Planning precedent report

The proposed development will consist of: (a) new dormer to front elevation, (b) re-roofing existing extension to rear and installing new rooflight, (c) alterations to front, side and rear elevation, (d) new rooflights to front, sides and rear of the existing dwelling, (g) new front gate and all associated site works

The development will consist of the demolition of the existing two storey house and part of the front boundary wall, the erection of two, three storey semi detached houses and ancillary site works.

PROTECTED STRUCTURE: Permission sought to extend to a permanent basis the 3 year Planning Permission granted on March 20th 2017 under Application No. 3394/16 for change of use from Science/Technology to Crèche/Montessori school use. This application does not involve any works to North House which is a Protected Structure Ref. 2237.

The development will consist of: Change of Use of existing commercial office building to a single dwelling house. Alterations to existing dormer window on northwest elevation including new lower window sill and new insulated metal cladding finish. Replacement of 2no. existing windows on the southeast elevation with high level fixed windows with satinised glass. All associated site, landscaping, drainage and ancillary works.

Permission to replace existing conservatory at side of house with single storey

PERMISSION/RETENTION: Planning permission is sought to square off the foot print of the existing dwelling at the west corner of the existing house at No. 39 Orwell Park, Dublin 6, plus the inclusion of minor elevational changes to the front. The new extension will contain a new study bedroom plus small bathroom at ground floor plus a walk in closet at first floor. It is also proposed to reconfigure the the existing roof so that it matches symetrically with that of the north east section of the dwelling. In addition Retention permission is sought to retain an existing window complete with sand blasted glass located to the rear south-east elevation.
