Planning precedent report

Planning permission for the construction of: 1) A single storey dormer extension to the side and rear, 2) A new roof structure on the entire dwelling with a raised ridge and dormer to the rear, 3) A new canopy structure to the front over the front door, 4) A new pedestrian access to the front boundary with associated pillars and new gate, 5) Increase the height of the existing pillars to the front boundary wall with a new metal railing on top of the existing front boundary wall, and all associated site works.

Planning permission for the partial demolition of the existing dwelling to facilitate new development to include planning permission for the construction of 1) a single storey extension to the front, sides and rear of the existing dwelling, 2) a new roof structure over with a raised ridge line including a dormer window to the rear at attic level, 3) new velux roof windows to the front, sides and rear at attic level, 4) alterations to the windows and door layouts to the front, east side and rear at ground floor level, including all associated interior alterations, deep retrofit upgrades and site works.

The development will consist of: 1) demolition of existing single storey flat roof extension to the rear; 2) partial removal of existing main pitched roof to the side (only that require to allow the new roof side extension to take place); 3) removal of: existing flat roof over existing garage and kitchen side extension; 4) two chimneys of the main roof; 5) all timber sheds and green house at the back of the rear garden; construction of: 6) single storey pitched roof, ground floor extension with rooflights and mono-pitched veranda to the side and rear; 7) main roof extension over existing side extension to the front side and rear; 8) front, ground floor bay window; 9) new detached, single storey mono-pitched roof ancillary building to the rear of back garden; 10) widening of the existing vehicular driveway with new concrete post and pedestrian gate to match existing; 11) internal modifications; 12) minor alterations to all elevations & all ancillary works to facilitate the development.

The development will consists of: 1. Partial demolition of the existing dwelling (only that required to allow the extension to take place); 2. An extension to the existing dwelling and roof to serve kitchen and living room at ground floor and new attic floor comprising of two bedrooms, a store and a bathroom; 3. Front, ground floor bay window; 4. Attic rear dormer window; 5. Side dormer with a fire escape window to east roof elevation; 6. Rooflights to the north, east and west facing roof elevations; 7. Widening of the existing vehicular entrance; 8. Any site works to facilitate the development.

PERMISSION for development at Rowan, 1 St. Margaret's Avenue, Dublin 5, DO5 XY76. The development will consist of the construction of a single storey extension to the rear of the existing dwelling and associated site works.

Planning permission for 1) partial demolition of the existing dwelling to the side and rear, 2) planning permission for the construction of a single storey extension to the front, side and rear of the existing dwelling, 3) extension and conversion of the existing roof structure over the existing dwelling, 4) internal alterations and deep retrofit upgrades, 5) all associated landscaping, SUDS drainage and site works.
