The proposed development consists of the following: - Subdivision and part change of use of retail/restaurant/café unit at ground floor and first floor level. The unit was permitted as a retail/restaurant/café unit of 345 sq.m. at ground level and 309 sq.m. at first floor level. As a result of the proposed subdivision and part change of use, a retail/restaurant/café unit fronting Adelaide Road of 93 sq.m. at ground floor is proposed and office amenity space fronting the pedestrian route through the building of 252 sq.m. at ground floor and 309 sq.m. at first floor level is proposed. All associated site development works and consequential amendments to the permitted development, including installation of manifestation on the glazing at the ground floor window bay along the pedestrian link between Adelaide Road and Hatch Street Upper.
PROTECTED STRUCTURE: Planning permission for development at a site located at One and Two Park Place, Hatch Street Upper, Dublin 2, including the adjoining plaza and vaulted foundations of the Platform Building of the former Harcourt Railway Station. A protected structure is partly situated within the application site (RPS Ref. 3514: a former station roof and facade), with no works proposed to same. The development consists of the following: (i) The removal of the brise soleil treatment to the western elevation which oversails the plaza area; (ii) All ancillary and associated works to the existing building.
The development consists of; the removal of 2 no. previously permitted external entrance signs to the entrance of Block C, and replacement with new external wall mounted non-illuminated corporate identity signage to parts of Hatch Street Upper North Elevation and the adjoining walls that form part of previously permitted 8 storey over basement and sub-basement level office development known as Park Place, on Hatch Street Upper, Dublin 2 (Reg. Ref 3993/03).Works in 6 no. locations, with a total of 12 no. signs to include: a) Provision of 6 no. wall mounted external Building name and logo signage (overall size: 1.45m wide x 1.485m high, top at aprox. +5m above ground level). b) Provision of 6 no. wall mounted Tenant directory signage systems (overall size: 1.2m wide x 1.8m high, top at approx. + 2.65m above ground level).
PERMISSION: The front (north) of the site faces towards Harcourt Road/Adelaide Road and the rear onto Albert Terrace/Albert Place West. The east of the site is bounded by Peter Place. LUAS tracks run by the north and east of the site. The proposal includes the demolition of all existing structures on site and the construction of new structures, as detailed below. Demolition: The demolition of the existing office development (c.6,636m2) comprising an 8-storey L-shaped office block (c.26.5m high + setback plant) and surface carpark; and Construction: The construction of a new office development (c.20,519m2), including retail/cafe use (c.80m2) and a community facility (c.709m2). The proposed development will range in height from 4-storeys facing Albert Terrace/Albert Place West, through setback floors of 6 and 8-storeys, to a 9 and 10-storey setback level towards the front (Harcourt Road/Adelaide Road end) of the site, giving an upper parapet height of c.41.47m (+ plant). The scheme includes external terraces facing Albert Terrace and Albert Place West (at 4th floor) and facing Peter Place/Albert Place West (at 6th floor), a wrap-around terrace at 8th Floor and a 9th floor terrace facing Harcourt Road/ Peter Place.
