Planning precedent report

Planning permission for change of use from retail to cafe/restaurant with ancillary take away use at ground floor.

Development will consist of: (a) Alterations to ground floor level shopfront glazing on Highfield Road elevation; (b) Replacement of 3 no. signage fascia panels with updated SuperValu signage with backlit lettering on Highfield Road and Orwell Road elevations; (c) Replacement of existing double sided projecting sign with updated SuperValu signage with backlit lettering on Orwell Road elevation.

The development will consist of new door opening to Orwell Road and extension of the existing external seating area.

Planning Permission is sought for change of use from office to residential with a dormer attic extension to incorporate a store and access staircase to first floor level at 4-6 Orwell Road, Rathgar, Dublin 6 and 1no. window to the back elevation. With connection to existing onsite services, and all associated site works.

RETENTION: For a 3 year temporary retention planning permission for the use of two shipping containers as two takeaway tea/coffee and other and associated food facilities (14.82sqm each) with access off Washerwomans Lane.

Permission is being sought for alterations to previously permitted development reg. ref. 2797/20 consisting of: construction of new dormer roof windows to each of the semi-detached Houses 1 & 2 fronting onto Orwell Road and realignment of roof windows to rear of semi-detached Houses 1 & 2. Semi-detached Houses 3 & 4 at the rear of the site will remain unaltered from the granted permission.
