New pedestrian and service access to the building courtyard to be provided along with a new boundary treatment to the site boundary along Baggot Court. d) New landscaped courtyard garden between the proposed residential building and the rear of 120,121,122 & 123 Baggot Street Lower and Communal amenity open space (c.85.8 sq m) at roof garden level (Third Floor). e) Covered bin storage and visitor cycle storage (8 No.) at ground level and photovoltaic panels at roof level (over the 4th storey element), f) All associated site works on a site area of 810 sq.m.
PROTECTED STRUCTURE: Permission is sought for repair, reinstatement and renovation works to existing upper floors (ground, first, second and third floors) of existing building in established office use, and change of use from night club to offices of area c 150 sq.m at basement level only, all to existing four-storey over basement terraced building, of area c.508 sq.m. which is a Protected Structure, (RPS Ref.425), at 127 Baggot Street Lower, Dublin 2 for Lenman Investments Limited. The repair and reinstatement works include the following:- at roof level, replace the Velux rooflights with conservation grade rooflights; at third floor level, the reinstatement of one ceiling and partition and 4 no. five-panel door-sets and architraves, and missing skirtings in each room; at second floor level, the reinstatement of missing skirtings in each room; at first floor, the reinstatement of missing skirtings and dado in each room, and the re-ordering of non-original toilet partitions in the return; at ground floor; the reinstatement of missing skirtings and dados in each room, the reinstatement of the stairs to re-connect basement and ground floor levels, and the re-ordering of non-original toilet partitions in the return and half-landing; at basement level, the removal of the front entrance lobby and reinstatement of the original area, wrought-iron steps, railings, and windows and the insertion of modern internal partitions. PROTECTED STRUCTURE: The works will comprise (a) Conservation based repair works to front (north east) elevation including repointing of isolated sections of brickwork in lime mortar to match existing 'bastard tuck' pointing, removal of paint to original granite cills and string course, replacement of broken slates to string course with natural slate, hacking off existing non-original sand and cement render to plinth and replacement with traditional lime based render, (b) treatment of rising damp and dry rot at basement level beneath entrance level steps (c) lifting and re-bedding of existing original granite coping stones to front and rear parapets in traditional lime based mortar, (d) Conservation based repair works to slates, valleys, flashings, chimney stacks, ridge and hip tiles at roof level, (e) rebuilding of cracked section of parapet to rear (south west) elevation, (f) Conservation based repair works to rear (south west) elevation including repointing of isolated sections of brickwork in lime mortar to match existing 'penny struck' pointing and replacement of existing cracked rainwater downpipe to rear (south west) elevation with new cast iron downpipe to match existing, (g) widening of existing internal ope in central spine wall between front & rear reception rooms at entrance level and (h) all associated site works.
PROTECTED STRUCTURE: Permission for development at this site (c. 0.095 Ha) at Pembroke Lane and to the rear of Nos. 124/125, Baggot Street Lower(Protected Structures), Dublin 2. The site is otherwise generally bounded by Baggot Street Lower to the north, Pembroke Lane to the south, the rear curtilage of No. 123 Baggot Street Lower (Protected Structure) and Baggot Court to the east, and the rear curtilage of No. 126 Baggot Street Lower (Protected Structure) and Pembroke Street Lower to the west. The reuse of the stone material from the remains of the derelict two storey mews building. Repositioning of existing vehicular site entrance on Pembroke Lane. Removal of 36.no. existing commercial car parking spaces and reconfiguration of 4no. car parking spaces for existing commercial use associated with Nos. 124-126 Baggot St inclusive. Provision of 28no. bicycle parking spaces at surface level. Communal amenity open space (c. 125 sq m), including the creation of a new landscaped garden area to the rear of Nos. 124-125 Baggot Street for sole use of the proposed residential development. Plant and bin store at ground level and photovoltaic panels and plant at roof level. The application site adjoins the Fitzwilliam Square & Environs Architectural Conservation Area.
PROTECTED STRUCTURE: Planning permission to carry out external works on a protected structure for the removal of an ATM, to be infilled with stone to match the existing. The removal of the night safe front plate, replacing with a blank steel plate, as well as the removal of the Ulster Bank raised lettering on Baggot Street and Pembroke Street Lower, along with the removal of two bus stop signs and the removal of Ulster Bank blue general blue signage.
