PERMISSION & RETENTION Permission is sought for the development which will consist of a change of use at ground floor level of the property from the current Retail/Takeaway use to Licensed Restaurant use operating Monday through Sunday (inclusive) from 08:00am -18:00pm, along with the improvement to the shopfront including new timber signage above, and all required upgrades to the mechanical ventilation to the rear and associated ancillary site works. Retention permission is also sought for the existing free-standing canopy/awning to the front of the building.

Permission to extend and renovate an existing warehouse and ancillary office space (828sqm) to provide for an increase in floor area at first floor level of 207sqm and the provision of second floor ancillary accommodation (333sqm), all on a site of 0.0849 Ha at Shaw's Lane, Off Bath Avenue, Dublin 4. The proposal will also include the provision of staff welfare facilities, revised treatment to all elevations and roof terraces at second floor level. Permission will include all associated site works including the provision of hard and soft landscaping, boundary treatments, foul & surface water drains & attenuation on site with connections to existing services and provision of a water mains on site with connection to the existing water mains.

The development will consist of: -Demolition/removal of the existing ground floor and first floor non original rear additions (80.9 sqm); -The construction of 121.6 sqm part one & two storey flat roof extension to the rear of the existing house, consisting of a kitchen-dining-sitting room downstairs and one bathroom, one bedroom with walk-in wardrobe and en-suite upstairs; -The on-going maintenance of the building; -Sundry works required to accommodate the above.

Planning permission for new vehicular and pedestrian entrances to front garden allowing for off street parking.

RETENTION: Retention alterations to front facade consisting of bay window to living room ground floor and entrance canopy circa 3.5 m high area 5.80 sq.m.

The development will consist of demolition/removal of the existing ground floor non original rear additions (19.3 sqm). The construction of a 51.2 sqm ground floor flat roof extension to the rear of the existing property consisting of a bedroom and a kitchen-ding-sitting room. The on-going maintenance of the building, sundry works required to accommodate the above.
