Planning precedent report

The development will consist of proposed provision of two 3x4 meter parasols to cater for existing external seating area with 8 metres of branded external screens to the road side of site and all associated site works.

The development will consist of: Change of use of the existing residential area at first floor, to a proposed commercial use, including the provision of a new stairwell inside the existing entrance to the public house. First floor to accommodate 2 no. Meeting rooms; 1 no. Office and associated works.

The development consists of a modified shipping container, 6m x 2.5m, alongside existing seating area, to be used as a facility for serving to go coffee and snacks during the hours of 7.30am to 8pm Monday to Sunday.

Alterations to reconfigure the existing seating area north of Dash Café to provide for (i) alterations to the existing seating layout and replacement of 11 no. existing picnic benches with 9 no. new modern picnic benches laid atop a proposed gravelled area, (ii) 7 no. spray finished timber planter boxes (to include 4 no. tree boxes, 2 no. shrub/plant planter boxes, and 1 no. raised timber planter boxes, and 1 no. raised timber planter with a bar style ledge) with powder-coated timber fencing to the inside and landscaping in-between, (iii) new granite paving for existing pedestrian access, (iv) a stone border around seating area to be flush with concrete path and gravel, (v) a new concrete footpath north of the seating area providing for 25 no. bollards, (vi) 8 no. new bicycle parking spaces, (vii) and all ancillary works and landscaping necessary to facilitate the proposed development.

The development will consist of proposed revision of the current opening times of the dash container from 07:30am – 20:00pm as per previously approved Reg. Ref. 2069/19 to the proposed times of 06:30am – 21:00pm.

RETENTION AND PERMISSION: We Parkwall Taverns intend to apply for Retention and Planning permission for development at the site: Hole in the Wall pub, Blackhorse avenue, Dublin 7, D07 V663. The development consists of: Proposed retention permission of the existing modified shipping container, previously approved reg.ref. 2069/19, which facilitates 'to go' coffee and snacks during the working hours of 7.30am to 8pm Monday - Sunday; and Permission for proposed associated planter boxes, screening, hardscaping, landscaping and all associated site servicing and development works.
