Planning permission at a c. 350sqm site to the rear of 23 Oaklands Drive, Rathgar, Dublin 6, bounded by St. Luke's Hospital to the south, Woodbine Cottage to the east, 21 and 23 Oaklands Drive to the north and 31 Oaklands Drive to the west. The proposed development will provide for 2no. two storey 3-bedroom dwellings of c.144sqm GFA (House A) and c.152sqm GFA (House B), respectively. Both dwellings will have 1st floor screened private balconies. The application will provide for all other site development works, site services, drainage and engineering works necessary to facilitate the proposed development.

PROTECTED STRUCTURE: The development is proposed on the curtilage of a protected structure and will consist of minor demolitions to the existing hospital, including the removal of four windows, one door, and an external ramp, to facilitate the construction of a single-storey extension with a roof-mounted air handling unit and associated screening. The 84 sq.m extension, located to the rear of the hospital within an existing courtyard, will comprise one gamma camera scanning room, one control room, and an associated lobby. The development will also include all boundary treatments, pedestrian access, landscaping, and associated site development works.

The development will consist of an attic conversion with new dormer window and roof light to rear and a roof light to side in existing roof hip.

RETENTION: The development consists of the retention of alterations to window layout and construction of additional window on the east elevation made to the ground floor level maisonette of the existing semi-detached two storey apartment building.

A) the construction of a new single storey extension with flat roof to the rear of the existing ground floor apartment of the two storey semi-detached dwelling and b) all associated site, landscaping, drainage and ancillary works.

The development will consist of the partial demolition of the existing side gable wall and rear wall at first floor level, the rear roof pitch and the side garden wall to the street and the construction of a new external stairs and walkway, side garden wall, windows to the side and rear of the house with internal alterations to the first and attic floor apartment, and a dormer type roof extension and window to the rear pitch of the existing semi-detached two storey apartment building with new garden access and associated hard and soft landscaping.
